 A Reserve Study is a physical inspection and financial forecast that identifies every major common-area component your association is responsible for — roofs, paving, siding, amenities, and more — estimates when each will need repair or replacement, and projects the funding plan needed to pay for it without a surprise special assessment. 

• Site Inspection — We walk the property and document the condition, age, and remaining useful life of major components.
• Component Inventory — Every reserve-eligible item is cataloged with replacement cost estimates based on current regional pricing.
• Funding Analysis — We model your reserve fund's trajectory over 30 years and recommend a funding plan that avoids shortfalls.
• Report Delivery — You receive a clear, board-ready report you can act on and share with owners or lenders.

• Level 1 (Full Study) — On-site inspection, full component inventory, and funding plan. Recommended every 5–6 years or after major capital work.
• Level 2 (Update With Site Visit) — Refreshed estimates and funding projections with a walk-through inspection.
• Level 3 (Update, No Site Visit) — Financial refresh between full studies.
