Owner Representative

 A construction owner's representative (OR) is a hired professional who acts as an extension of the owner to manage a construction project from start to finish. Their primary role is to protect the owner's interests by overseeing design, budget, and schedule, ensuring the project is completed on time, within budget, and to the required quality. They act as a liaison between all parties, including the owner, designers, and contractors.  

Key responsibilities

 

  • Project planning: Assisting with feasibility studies, establishing project objectives, and creating realistic schedules and budgets.
  • Design oversight: Reviewing designs to ensure they meet the owner's needs and comply with regulations, and selecting the design and construction teams.
  • Budget and cost management: Developing the budget, negotiating contracts, and continuously monitoring expenses to control costs.
  • Schedule management: Creating and managing the master project schedule, monitoring progress, and identifying and resolving potential delays.
  • Quality control: Inspecting work to ensure it complies with plans and specifications and managing change orders.
  • Stakeholder coordination: Facilitating communication and leading meetings between the owner, designers, contractors, and other stakeholders.
  • Risk management: Identifying, mitigating, and resolving potential risks and disputes.
  • Project closeout: Assisting with final inspections and obtaining occupancy permits to officially close out the project. 

When to hire an owner's representative

 

  • When the owner lacks the time, expertise, or resources to manage a complex construction project themselves.
  • For large-scale or significant projects where detailed oversight is critical for success.
