Building Inspections

 5 Degrees consulting provides third-party building inspections as an independent, objective evaluation of a property's condition. Hired by the owner or buyer, separate from the builder or local municipality. These inspections can be performed during construction at various stages or after completion to ensure compliance with building codes, assess quality, and identify issues like poor insulation, incomplete framing, or improper electrical, plumbing, and HVAC installations before they become major problems or before a warranty expires.  

Why use a third-party inspector?

 

  • Objective and unbiased assessment: They provide an impartial view of the property's condition, independent of the builder or a municipal official.
  • Higher quality assurance: They can ensure the project meets or exceeds minimum code requirements, providing an additional layer of quality control.
  • Increased transparency: They can help improve communication and ensure the owner fully understands the condition of their property.
  • Risk mitigation: They can help mitigate liability for the owner and ensure the longevity of the investment by identifying issues early. 

When to get an inspection

 

  • During construction: For new builds, inspections can occur at critical stages, such as before the foundation pour, during framing, and before drywall is installed to check electrical wiring and plumbing.
  • Before a warranty expires: For new homes, a pre-warranty expiration inspection (often around the 11-month mark) is highly recommended to find and fix any hidden issues before the warranty period ends.
  • For existing homes: When purchasing an existing home, an inspection is crucial to understand its condition and avoid future surprises. 

What can we inspect?

 

  • Structural components: Foundation, framing, and roofing systems.
  • Systems: Mechanical (HVAC), electrical, and plumbing (MEP) systems.
  • Other elements: Building envelope (insulation and air sealing), waterproofing, and safety measures.
  • Specialized checks: Moisture certifications, fire and sound inspections, and pest inspections can also be conducted.
